When you build a home in Idaho, your local city or county building department will carry out a series of inspections. These are required by law, and they’re an important part of the process.
But it’s worth knowing that city inspections are focused on minimum code compliance — making sure your home meets safety standards and basic requirements. They’re not there to check the finer details, ensure your builder meets your contract, or help you get the best possible quality.
That’s where Ninedots Build Advocates comes in. We work for you, not the builder, and our role is to give you peace of mind by checking the things that matter most to you, in more detail and with your contract in mind.
Stage-by-Stage: City Inspectors vs. Ninedots Build Advocates
Foundation / Footings
- City/County: Check footing depth, width, and reinforcement are to code.
- Ninedots: Look at site preparation, drainage, and reinforcement, plus general workmanship to help avoid early maintenance issues.
Framing / Rough-In
- City/County: Confirm framing, plumbing, electrical, and HVAC meet code before insulation.
- Ninedots: Compare the build to your plans and specifications. Check for straightness, protection of services, correct layout, and identify issues to be addressed before walls are closed in.
Insulation
- City/County: Verify insulation type and R-value meet code.
- Ninedots: Look at how the insulation is installed — no gaps, compression, or missed areas. We can also add a blower door test and thermal imaging to identify air leaks and help improve energy efficiency.
Final Inspection (Pre-Handover)
- City/County: Focus on life safety items such as smoke alarms, handrails, and basic functionality of systems.
- Ninedots: Check the home inside and out — fixtures, finishes, drainage, paintwork, cabinetry, and more — and provide a clear list for your builder to address before you move in.
11-Month Warranty Inspection
- City/County: Not included.
- Ninedots: Re-inspect the home before your warranty ends so any issues can be fixed by the builder at no cost to you.
Who Chooses the Inspector?
- City inspectors: Assigned by the municipality — you don’t get to choose them.
- Ninedots: Chosen by you. We represent your interests and help ensure your home is built and finished to your expectations.
The Bottom Line
City inspections make sure your home is legal.
Ninedots inspections make sure your home is right for you.
